Pool Construction

Construction Dynamics begins with a thorough pre-construction site evaluation by both design and construction managers. The construction superintendent will coordinate directly with the owner to ensure the pool construction aligns with the vision. Professionally designed plans include conceptual renderings of the future pool area, county permit plans, ARB drawings, and a full set of working plan drawings, with the county building permit already obtained. Phase inspections by county inspectors will be managed throughout the construction process. Note that the 3D drawings are artistic renditions and may not translate exactly to the actual construction. For the pool layout and excavation, pre-grading and site preparation will precede the customized pool layout, with the option for dirt to be either hauled off or remain on site as per the builder's or owner's request. The structural pool shell, or the 'bones', will use number 3 rebar on a 10"x10" grid, overlapping at least 30 bar diameters, with double rows of #3 and #5 steel in the bond beam for enhanced strength. The shell will consist of 5000 PSI pneumatically applied concrete, providing a lifetime warranty to the original purchaser, along with a wide variety of 6”x6” flat frost-proof waterline tile and a standard pebble aggregate finish, also warrantied for life. lumbing specifics include channel drains compliant with ANSI 7 and the VGB Pool Safety Act, a CMP Beam skimmer for floating debris removal in unenclosed pools, all using Schedule 40 (220 psi) pipes. Circulation returns will be optimally spaced to evenly disperse chemicals, including returns in the floor for uniform heating.
