Building in Central Florida

What’s different about building a pool here, and what we check before we design.

  • Landscape design blueprints for a pool and backyard, with a finished pool and house visible in the background.

    Permitting

DeBary, Deltona, all seven Seminole County cities, Winter Park, Maitland, Apopka, and Mount Dora each run their own building department, and everything else goes through the county. Geneva, Zellwood, and Sorrento aren't cities at all, and plenty of Longwood, Apopka, and Sanford addresses sit in unincorporated county. We confirm yours before we design.

  • An excavation pit with a blue pump removing water, shored by wooden boards, with a lake and palm trees in the background.

    Sandy soil and groundwater

Most yards around DeBary sit on deep, fine sand. It digs easily, but it won't hold a vertical wall. Near the St. Johns River, Lake Monroe, and the area's many lakes, groundwater can sit just a few feet down. Once the dig reaches it, the fine sand turns loose and the sides slough in. On those lots we plan to pump water out of the dig and shore up the sides before excavation starts. The limestone underneath is still worth a look on some lots, but around here the water table shapes the build more often than sinkholes do.

  • Design materials for a pool and landscape project, including a rendering, blueprint, and tile samples, on a table in a backyard.

    HOA review

In Heathrow, Alaqua Lakes, Tuscawilla, Timacuan, Glen Abbey, and most Seminole County communities, the architectural review board comes before the permit. Send us your design guidelines early and we'll build the submittal package around them.

  • Screened pool and outdoor living area with a hot tub, in-pool lounge chairs, and a covered patio with furniture and a TV.

    Screen enclosures

Most pools here are screened — for mosquitoes, oak leaves, and pollen, and because many HOAs expect it. Inland wind-speed requirements are lower than on the coast.

  • Excavated pool under construction in a luxurious waterfront backyard, with a large house and a boat dock on the water.

    Lakefront and river lots

DeBary sits along the St. Johns River and Lake Monroe, and much of Seminole and north Orange is built around lakes. On waterfront lots, shoreline setbacks and groundwater close to the surface both shape the layout.
