Guest Experience
Refresh worn finishes and dated features to create a more welcoming place for guests and residents.

Amenity centers, hotel and resort pools, splash pads, competition venues, equipment packs, and full-facility renovations. Design-build aquatics, one accountable team.
Commercial aquatics brings a different set of demands: heavier bather loads, permitting and monitoring, accessibility, and equipment built for sustained use. We plan those requirements into the project, from feasibility through startup.
Oak Wells works with developers, HOAs, hotels, municipalities, schools, and swim clubs across Florida and Georgia. One team coordinates design, engineering, construction, and handoff around the facility you operate.

HOAs & Developers
The pool is where a community gathers. We design and build custom aquatic amenities for HOAs, master-planned neighborhoods, and apartment communities, with room for play, relaxation, and everyday use.

Hospitality
From roadside motels and limited-service hotels to destination resorts, we build aquatic spaces around the guest experience. Pools, commercial spas, and cold-plunge or therapy pools are planned for high bather loads, your property’s character, and day-to-day operation.

Parks & Communities
Interactive water play without a standing pool of water. We design and build new splash pads and renovate aging installations for parks, neighborhoods, schools, churches, campgrounds, and commercial properties.

Schools & Municipalities
Competition facilities demand precise dimensions, reliable circulation, and planning around the governing standards for their events. We build reinforced-concrete pools and Myrtha stainless-steel modular systems as a Myrtha Certified Installer.

Equipment
Replace an aging commercial equipment pack with a coordinated plan for engineering, permitting, removal, crane placement, plumbing, and startup. We review the existing system and facility requirements before selecting the replacement.

Heavy use, changing standards, and evolving guest expectations put pressure on every commercial pool. We plan renovations around your facility’s condition, operating needs, and the work that matters most.

Review filtration, circulation, and automation together to identify practical opportunities for more efficient operation.
Requirements depend on the location, existing facility, and proposed work. We coordinate the scope with the applicable building and health authorities before construction.

Coordinate resurfacing, waterline tile, coping, and deck or paver repairs as part of a complete facility plan.

Update water-play features and lighting to fit how visitors use the space, from daytime play to evening swimming.

Assess aging equipment, controls, and accessible entry together so improvements support both the people using the pool and the team operating it.
We review your facility, users, site conditions, priorities, and budget. Early discussion establishes the project scope and the requirements that need attention.

Design and commercial aquatic engineering come together around the agreed scope, from pool geometry and circulation to equipment, finishes, and accessibility.

We coordinate the applicable permits, reviews, and inspections, then manage construction through the agreed milestones. Your ownership team has one point of coordination throughout.

Startup includes equipment checks, water balancing, operator orientation, and project closeout. We review the systems and care requirements with the people responsible for the facility.

Built for the people who swim, and the people who operate the pool.
Answers for owners, developers, and facility operators.
Florida public pools operate under Department of Health requirements, with the local county health department involved in operating permits and inspections. Construction and modification permits are handled by the applicable building department. Florida requires an operating-permit application before a building permit for a new public pool or modification. We coordinate the appropriate reviews for your project. In Georgia, local health authorities review public-pool construction and operation under the state rules.
It depends on the proposed work, the condition of the facility, and the requirements that apply in your jurisdiction. Resurfacing and a modification that changes the pool or its systems can follow different review paths. We assess the scope with the relevant authorities and identify required upgrades before construction, rather than assuming every renovation has the same obligations.
